Thank you for your interest in renting a Four Horseys property. Complete this application to be pre-approved as the first step toward your new home. There is no fee to submit this application, but pre-approved applicants will be required to pay $40 (per person over 18) for a comprehensive background, credit, and criminal review.
Complete the application IN FULL. Applications not completed in full will be disqualified. Be sure to discuss anything negative. We consider the total picture and judge all applications based on two key factors: 1. Ability to pay rent on time every month without issue, and 2. Ability and willingness to take good care of the property. Burden of proof is on you!

– Minimum credit score of 600 with good payment history (lower credit scores considered on a case-by-case basis)
– Minimum income of 3x the amount of rent
– No utility collections including cell phone, cable/TV services
– No evictions or monies owed to a previous rental company
– No repossessions (car charge off’s)
– Must pass a Criminal Background Check
– Current AND any previous landlord verification
– Drive by the property before scheduling a showing or filling out an application
– ALL of our homes are smoke free. This includes ANY type of smoking.
– Pets considered on a case-by-case basis; pet rent/deposit required
– Security Deposits are due within 24 hours of final acceptance
